Perth Drafting Service

If you're looking for an experienced architectural draftsperson with a broad construction knowledge to prepare plans your new home or additions/alterations to your existing home then I'd be happy to help. I have excellent design skills and am able to provide 3D perspective drawings to show you what your new design will look like. I work on a contract basis at very competitive rates ($40 + GST per hour or a fixed contract amount). I have 10+ years of drafting experience in residential construction in Perth and throughout Western Australia.

Structural Engineering Service

Should you require any residential type structural engineering details, I am also able to offer that service under the guidance of another highly qualified and experienced engineer. My base rate is $70 +GST per hour or a fixed contract amount.

Architectural & Structural History
I started my career  in Building Design in 1995 as a TAFE student studying the 2 year course for the Associate Diploma of Architecture (Drafting). When the course finished I was offered a drafting job immediately in a Perth surveying company after being recommended by one of my lecturers. After 1 year I began drafting for project builders and private clients around Perth and throughout Western Australia until 2007 when I decided on a career change into engineering. I returned to study to complete a Year 12 TEE course at college to meet the uni prerequisites and began my degree at the University of Western Australia in 2008. I completed my Bachelor of Engineering (Civil) with an Offshore Major in 2011, graduating with first class honours. During that time I was able to use my drafting skills to work part time doing architectural design and structural drafting. I worked as an undergraduate engineer with a company who performs a variety of civil and structural work types but specialises in work related to the offshore oil and gas industry. After uni I continued working for this company for 2 years before taking extended leave due to family commitments until 2014 when I began drafting again. I've been in regular contact with the engineering company I worked for whilst preparing the documentation for my own house which plan to build soon. I'm keen to continue my engineering career and hope to achieve this  by extending the work I receive as a draftsperson to include preparing structural engineering details for existing clients or otherwise.

Design Goals

I aim to meet the needs of clients looking for an architectural design & drafting service which is sensitive to their personal needs and style whilst providing the experience and technical skills to bring their ideas to life. As an extension of this service, I also offer structural engineering design. I hope to provide a convenient and cost effective drafting and/or engineering service for people looking to obtain detailed documentation in order to build or renovate within their own time frame. Having recently been a building client myself, I'm well aware of the benefits of having your own set of drawings and structural details that allows you to choose the right builder and not have too many unexpected budget blowouts.My design philosophies are:

  • To have a clear idea of what the client wants to achieve, and can realistically
  • Give a well balanced regard to appearance when making design decisions
  • Consider the influence of climate and orientation to improve livability and energy efficiency

Architectural Drafting & Building Design Services:

Preliminary Design Sketches:
  1. Simple two-dimensional line drawing of floor/site plan with site boundary locations, location of rooms, location of openings, room names, courtyard, drying area and front elevation.
Useful for: Getting started on the design process to see how your design ideas work spatially.
 
3D Perspective Drawing:
View of residence or other structure from one viewpoint. Colours and textures to be applied (textures subject to availability of images). Additional views may be purchased as well as an option for "photo real" 3d rendering.

Design Drawings:
  1. Two-dimensional line drawing with site boundary locations, location of rooms, location of openings, room names, courtyard, drying area and front elevation.
  2. Detailed notes on site/floor plan indicating setbacks, floor levels, parking paved areas (driveway, crossover and turning bays), room sizes, opening sizes, ceiling levels, remainder of all elevations, bulkheads, kitchen cabinetry locations and roof lines.
Useful for: Starting and/or continuing with the design process for seeing how your design ideas work spatially and documenting your detailed design requirements.

Planning Drawings (for council Planning approval):
  1. Two-dimensional line drawing with site boundary locations, location of rooms, location of openings, room names, courtyard, drying area and front elevation.
  2. Detailed notes on site/floor plan indicating setbacks, floor levels, parking, paved areas (driveway, crossover and turning bays) room sizes, opening sizes, ceiling levels, remainder of all elevations, bulkheads, kitchen cabinetry locations and roof lines.
  3. Overshadowing and privacy cone of vision details, retaining walls and levels, floor levels in relation to survey datum, natural ground levels, materials and finishes, front fencing details and all other relevant requirements.

Working Drawings (for council Building Permit):
  1. Floor Plan, elevations, sections, details, internal room layouts, electrical plan, site plan. All fully dimensioned to enable construction.
  2. Detailed notes on site/floor plan indicating setbacks, floor levels, parking, paved areas (eg. driveway) room sizes, opening sizes, ceiling levels, bulkheads, kitchen cabinetry locations and roof lines.
  3. Retaining walls and levels, floor levels in relation to survey datum, natural ground levels, materials and finishes, front fencing details.
  4. Site setouts, septic system location and calculations; stormwater disposal details; extent of earthworks; crossover;  smoke detector locations; downpipe locations;  floor, wall and roof construction types; connection details; waterproofing details; BCA glazing calculations and all other relevant requirements.

Engineering Details:
  • Concrete slab on ground construction: footing sizes, slab thickness, reinforcement size and waterproof membrane location.
  • Masonry construction: lintel sizes; column and pier sizes; and reinforcement.
  • Timber framed construction: Member sizes, stump locations, connection details.
  • Roof: Roof beams, construction type, connection details, tie down details.
  • Suspended slab: slab thickness, stair and other details and reinforcement.
